In the first quarter of this year, land business is so active and after that it is so quiet, according to observation made by some land traders. However, for some big real estate companies, this land business is still normal.

Land business stays quiet because: 1) national 27 July election is upcoming and people just want to wait and see what will happen after the election, meaning that they are not sure yet about political stability after election and it may be a risk if they buy land at this time. And (2) it is reported that rainy season also causes a factor because rain makes big picture/shape of land. Some people may be difficult to access to the land areas.

However, most of people still have optimism saying that the land price will be higher after election, as the election will not make tensions or trouble to business. If they have high speculation, why land business still stay constant? This may be due to habit of Cambodians during the election year as they had experiences in 1993, 1998 and 2003. All after these three times of election, political tensions and instability exist within the country. The experience may make them fear.

To me, I don’t think everything will be the same as the past. I see that this 2008 election has better situation and there will no turmoil or chaos after election. I assume that election will give more hope and make higher land price.
